About the Role
Key Responsibilities:
Owner Acquisition:
- Identify and acquire property owners in need of tenant placement services through networking, advertising, and direct outreach.
Property Advertising:
- Develop and publish engaging listings for available properties across various online and offline platforms.
Tenant Screening:
- Manage the application process, conduct background and credit checks, and verify all applicant information.
Property Tours:
- Schedule and facilitate property viewings with potential tenants.
Lease Negotiation:
- Conduct lease negotiations to ensure compliance with both tenant and company requirements.
Tenant Onboarding:
- Manage move-in schedules, collect necessary deposits, and complete all related paperwork.
Facilitate Communication:
- Serve as the go-between for property managers and tenants to ensure smooth and open communication.
Compliance:
- Ensure all leasing activities comply with state and federal laws, as well as company policies.
Activity Reports:
- Produce regular reports outlining leasing and owner acquisition activity, including tenant placement statistics and client feedback.
Requirements
The Tenant Placement Agent is tasked with sourcing property owners who require tenant placement services and placing qualified tenants in properties managed by GLAM Properties. This role demands a proactive, detail-oriented individual with a strong understanding of the rental market.
Qualifications:
Must have an intrapreneurial spirit.
Active real estate license in the state of Missouri.
Previous experience in real estate or property management is preferred.
Excellent communication and interpersonal skills.
Detail-oriented with high organizational skills.
Proficiency in property management software and MS Office.
Flexibility in schedule to accommodate property viewings.
Technology Requirements:
Must possess a reliable and high-speed internet connection.
Must have a personal computer or laptop with up-to-date software.
Must own a smartphone with access to email and company communication tools.
Home Office Environment:
Must have a dedicated and quiet workspace free from distractions during working hours.
The workspace should be ergonomically set up to support prolonged periods of work.
Must ensure a professional background for video conferencing.
Availability:
Must be available to work during standard business hours as defined by the company.
Flexibility to attend virtual meetings or respond to urgent requests outside of standard hours when necessary.
Communication Skills:
Excellent verbal and written communication skills.
Proficiency in using email, chat, and video conferencing tools effectively.
Self-Management:
Strong time-management and organizational skills.
Ability to work independently with minimal supervision.
