About the Role

Maintenance Operations & Quality Control
Work Order Management:
Review, prioritize, and delegate work orders for routine, urgent, and emergency maintenance.
Implement a tracking system to monitor work order progress and ensure timely completion.
Conduct post-maintenance inspections to verify the quality of completed work.

Preventative Maintenance Program:
Develop and implement a preventative maintenance schedule for all systems, including HVAC, plumbing, and electrical.
Use predictive maintenance strategies to reduce downtime and extend equipment life.
Conduct routine audits to ensure all maintenance tasks align with service standards.

Equipment Repair & Troubleshooting:
Diagnose and resolve issues related to building systems, HVAC, electrical, and plumbing.
Coordinate with vendors and contractors for specialized repairs.
Maintain equipment performance logs to track system efficiency and identify recurring issues.

Team Management & Performance Oversight
Supervision & Task Delegation:
Assign tasks based on technician expertise, urgency, and workload capacity.
Conduct regular performance evaluations to ensure adherence to quality standards.
Foster a collaborative work environment that prioritizes efficiency and service excellence.

Training & Skill Development:
Implement training programs to keep the team updated on the latest maintenance techniques and safety regulations.
Encourage cross-training to improve team flexibility and emergency response capability.

Hiring & Vendor Management:
Participate in the recruitment and onboarding of skilled maintenance personnel and external vendors.
Evaluate vendor performance, compliance, and cost-effectiveness.

Safety & Compliance Assurance:
Ensure all maintenance activities comply with OSHA regulations, building codes, and company policies.
Conduct regular safety audits to identify risks and implement preventive measures.
Provide protective equipment and safety training to all maintenance personnel.

Administrative & Client Relations Management
Budgeting & Cost Control:
Develop and manage the maintenance budget, ensuring cost-effective procurement of materials and vendor services.
Monitor expenses vs. allocated budgets to optimize operational spending.
Identify opportunities for energy efficiency and cost-saving initiatives.

Documentation & Compliance Tracking:
Maintain detailed records of maintenance activities, work orders, expenses, and inventory.
Ensure all compliance reports and regulatory paperwork are up to date.
Utilize maintenance management software for accurate record-keeping and performance tracking.

Client & Stakeholder Communication:
Liaise with tenants, property owners, and management teams regarding maintenance schedules, concerns, and service updates.
Implement feedback mechanisms to assess service satisfaction and make necessary improvements.
Provide detailed maintenance reports to property owners, highlighting completed work, upcoming needs, and improvement recommendations.

Requirements

Qualifications:
