


About the Role
Facility Maintenance & Repairs
General Maintenance:
Perform routine maintenance on building systems, including electrical, plumbing, and HVAC components.
Address minor repairs, such as fixing leaks, patching walls, replacing fixtures, and troubleshooting mechanical issues.
Ensure common areas, hallways, stairwells, and shared spaces are in good working order and hazard-free.
Inspect doors, locks, lighting, and safety features to ensure functionality.
Preventative Maintenance:
Conduct scheduled inspections of equipment, appliances, and building structures.
Perform seasonal maintenance on HVAC systems, irrigation, and weatherproofing.
Replace filters, worn-out parts, and faulty wiring before they cause major issues.
Identify potential hazards and address them before they become costly repairs.
Construction & Renovation Support:
Remove construction debris, dust, and leftover materials from work sites.
Ensure newly built or renovated properties are move-in ready by finalizing finishes, caulking, and post-construction touch-ups.
Inspect walls, floors, and fixtures to ensure all installations meet quality and safety standards.
Safely dispose of construction waste, hazardous materials, and protective coverings.
Equipment Operation & Safety Compliance:
Operate and maintain maintenance tools and machinery, including pressure washers, power tools, industrial vacuums, and HVAC diagnostic equipment.
Follow OSHA and safety protocols when using maintenance equipment and handling hazardous materials.
Ensure all equipment and tools are stored properly and in working order after use.
Quality Assurance
Checklists & Standards:
Follow maintenance schedules and work orders to ensure all tasks are completed efficiently.
Conduct final walkthroughs to verify that maintenance tasks meet company and client standards.
Identify areas requiring additional repairs, replacements, or continued monitoring.
Reporting & Issue Resolution:
Notify the Maintenance Supervisor of any damage, equipment malfunctions, or safety concerns.
Document and report unusual findings, such as mold, pest infestations, leaks, or hazardous conditions.
Ensure compliance with local building codes and safety regulations.
Teamwork & Communication
Coordination & Collaboration:
Work effectively within a team environment, assisting other trades and facility staff as needed.
Support property management teams with troubleshooting and maintenance solutions.
Client & Supervisor Communication:
Maintain open and clear communication with supervisors, team members, and site managers.
Respond to client maintenance requests and feedback professionally and efficiently.
Report supply shortages, tools in need of replacement, or equipment failures to avoid service delays.

Maintenance Technicians (MT) – Handle general maintenance and repair of building systems, ensuring all facilities remain in peak condition.
HVAC Specialists (HV) – Install, repair, and maintain heating, ventilation, and air conditioning systems, ensuring indoor comfort.
Plumbers (PB) – Maintain and repair plumbing systems, including pipes, fixtures, and drainage solutions for residential and commercial properties.
Electricians (EL) – Ensure safe and efficient electrical systems, handling wiring, panel upgrades, and power distribution.
Appliance Technicians (AT) – Repair and maintain household and commercial appliances, from refrigerators to washers and HVAC units.
Groundskeepers (GK) – Maintain landscapes, outdoor spaces, and property exteriors, ensuring a clean and safe environment.
Pest Control Specialists (PC) – Identify and prevent pest infestations, applying safe and effective treatments to keep properties pest-free.
Fire Safety Inspectors (FS) – Conduct fire safety inspections, ensuring compliance with fire codes and maintaining fire suppression systems.
Security System Technicians (ST) – Install and maintain security cameras, alarms, and access control systems for building safety.
General Laborers (GL) – Assist with basic repairs, material handling, and site preparation, supporting skilled trades.
QUALIFICATIONS:
High school diploma or equivalent.
At least one year of experience in maintenance, facility management, or skilled trades (e.g., electrical, plumbing, HVAC, or general repairs).
Capable of working independently as well as part of a cohesive maintenance team.
Strong observational skills to identify repair needs, safety hazards, and maintenance improvements.
Ability to lift up to 50 pounds, stand for extended periods, and perform physically demanding tasks.
Technology Requirements:
Must own a smartphone with access to email, work orders, and company communication tools.
Ability to use work order systems, chat platforms, and video conferencing tools for team coordination.
Availability:
Must be available during standard business hours as defined by the company.
Willingness to attend virtual meetings or respond to urgent maintenance requests outside of standard hours when necessary.
Communication Skills:
Ability to clearly communicate issues, solutions, and updates with supervisors, team members, and clients.
Comfortable engaging with property managers, tenants, and vendors in a professional manner.
Self-Management:
Ability to prioritize multiple maintenance requests and complete tasks efficiently.
Capable of managing work with minimal supervision while maintaining high-quality standards.
Takes initiative in identifying maintenance issues and proposing solutions before problems escalate.
