About the Role

Key Responsibilities:

Site and Tasks Management:
- Site Visits: Conduct regular site visits to assess the progress and quality of the work.
- Daily Stand-ups: Lead daily stand-up meetings with construction and renovation teams to align efforts and address issues.
- Quality Assurance: Ensure all construction activities comply with quality standards.
- Permitting and Inspections: Handle all regulatory and permitting requirements and ensure that all phases of the project meet regulatory standards and undergo necessary inspections.


Communication:
- Team Collaboration: Maintain open lines of communication with Sales Team, Design & Planning, and Construction & Renovation Teams.
- Status Updates: Provide frequent project status updates to stakeholders and senior management.
- Contract Fulfillment: Ensure that all contractual obligations are met in terms of scope, quality, and timelines.

Financial Responsibilities:
- Budget Oversight: Work closely with the Estimation Team to develop accurate budgets and estimates.
- Payment Approvals: Oversee the approval of payments to subcontractors and vendors, ensuring work is completed to satisfaction.
- Procurement Plans: Collaborate on the development of procurement plans, ensuring the efficient acquisition of materials and services.

Requirements





The Construction and Renovation Manager is responsible for overseeing all phases of construction and renovation projects from inception to completion. This includes quality assurance, contract fulfillment, and ensuring all work is completed on time and within budget. Effective collaboration with the Sales Team, Design & Planning Team, and Construction & Renovation Team is essential for this role.


Qualifications:
  • Must have an intrapreneurial spirit.

  • Bachelor’s degree in Construction Management, Civil Engineering, or related field.

  • A minimum of 5 years of experience in construction management, particularly in real estate projects.

  • Strong leadership skills with the ability to manage diverse teams.

  • Strong understanding of all Regulatory and Permitting requirements and Agile Project Management principles.

  • Familiarity with project management software and tools.

  • Strong understanding of construction laws, contracts, and blueprints.



Technology Requirements:

  • Must possess a reliable and high-speed internet connection.

  • Must have a personal computer or laptop with up-to-date software.

  • Must own a smartphone with access to email and company communication tools.


Home Office Environment:

  • Must have a dedicated and quiet workspace free from distractions during working hours.

  • The workspace should be ergonomically set up to support prolonged periods of work.

  • Must ensure a professional background for video conferencing.


Availability:

  • Must be available to work during standard business hours as defined by the company.

  • Flexibility to attend virtual meetings or respond to urgent requests outside of standard hours when necessary.


Communication Skills:

  • Excellent verbal and written communication skills.

  • Proficiency in using email, chat, and video conferencing tools effectively.


Self-Management:

  • Strong time-management and organizational skills.

  • Ability to work independently with minimal supervision.

  • Proactive and self-motivated with a strong work

  • Procurement Plans: With their knack for system optimization, Mechanics would be good at collaborating on the development of efficient procurement plans.

  • Team Collaboration: Mechanics have a good understanding of how different components (or in this case, teams) need to work together for a project to be successful.


The "Lord" profile would be most effective in roles that require a detailed eye and strong administrative oversight, while the "Mechanic" would be more suited for the day-to-day operational aspects of construction management.
